About NAHI (The National Association of Home Inspectors)
NAHI is a professional organization established to insure members are qualified, follow comprehensive inspection guidelines that are detailed in the NAHI standards of Practice, and provide ethical guidelines detailed in the NAHI code of ethics. NAHI also requires continuing education and provides educational conferences to keep members on the cutting edge of the profession.

About ASHI (The American Society of Home Inspectors)
ASHI is also a professional organization established to insure members are qualified, follow comprehensive inspection guidelines that are detailed in the ASHI standards of Practice, and provide ethical guidelines detailed in the ASHI code of ethics. ASHI also requires continuing education and provides educational conferences to keep members on the cutting edge of the profession.

Certification
Certification by ASHI or NAHI is the ultimate credential for a home inspector and it is your best assurance that a quality home inspection will be performed. Certification requires experience, additional education, demonstrated competence, and continued education. Both ASHI and NAHI have established standards of practice to insure the most important components of the home are inspected, and codes of ethics to insure your interests are protected.  Caution is warranted about credentials for inspectors, since other organizations actually certify inspectors with little or no experience.  Certification by ASHI or NAHI is particularly important in Colorado, since there are no requirements for becoming an inspector or licensing.

Your Report

The report is a custom, narrative style computer generated document that includes pictures as needed for clarification.  The report features a summary that outlines recommendations, and is color coded to help you prioritize requests to be issued to the seller.  Almost all of our clients prefer to have their report delivered by e-mail, but the report can be done on site if you prefer and let us know in advance.  Same day service can usually be provided if needed.

Getting the most from your Inspection
Be sure all utilities are turned on if possible.  We cannot do a complete inspection without the utilities on, and American Home Warranty will not issue your free 90 day Home Warranty if a full inspection is not completed.

Arrive on time if you can attend the inspection, so that we can review and sign the inspection agreement and get started in a timely manner.  If you are unable to attend, we will go over the inspection agreement after it is faxed or e-mailed to you, and you will need to sign it and return it by fax or e-mail.  We will then go over your inspection and report on the phone.
