ASHI/NAHI Standard Inspection:

This inspection surpasses the standards of practice of ASHI (the American Society of Home Inspectors) and NAHI, (the National   Association of Home Inspectors).  A standard home inspection focuses on the major components of the home or “big ticket” items.  The following list would be included in the inspection and you may wish to click on the above links to view the standards of practice and codes of ethics of these organizations.  A standard inspection does not include items that would not be considered major components and would not include cosmetic issues that would not negatively affect the longevity of major components.


Exterior including drainage, sidewalks, driveways, decks, wall coverings, windows, paint, trim, yard walls, and fences.

Roof, chimney and gutters

Visible foundation and structural support systems

Basement

Attic including readily accessible structure, insulation and ventilation

Walls, ceilings and floors

Kitchen including major functions of appliances and visual inspection of countertops and cabinets

Visual inspection of all doors and windows, and functional inspection of egress doors and windows

One furnace and one air conditioner, including safety testing of the furnace (Tiff 8800 sniff test)

Visible plumbing to include water supply, waste system, and hot water heater

Electrical main service and readily accessible outlets

Common Safety Devices including ground fault interrupters and smoke detectors

Additional charges may apply for additional furnaces, air conditioners crawl space inspection and other desired items

Comprehensive Inspection:
The comprehensive inspection includes everything covered in the standard inspection, but allows additional time to inspect components that are not considered to be major components included with a standard inspection.  This would include things like functioning of cabinet doors and drawers, pop-up sink stoppers, functioning of all doors and windows, etc.  If you are a detail-oriented person, you will want this inspection.  The comprehensive inspection would include significant cosmetic issues but is not exhaustive.  If an exhaustive inspection is desired, we can talk about putting together a team of specialists so that you can find out the very most about the dwelling.

Home Inspections:
The ASHI/NAHI standard inspection starts at $175.00 for condominiums, and $250.00 for single family homes and townhomes.  Since it takes longer to inspect homes as they get bigger and older, this will affect the price of the inspection, so please call for a free, no-obligation quote.

Continuous Monitor Radon Test:
$125.00 with home inspection, $150.00 without home inspection. This test requires "closed house" (windows closed and doors closed except for entry and exit) conditions for 12 hours prior to and throughout the required minimum 48-hour test period. The continuous radon monitor test is considered to be the most reliable test for real estate transactions, because it includes features to prevent tampering.  An additional feature of the continuous monitor test is same day results when the test is completed.

 

Well Testing:
Well testing is $200.00 with a home inspection, and $225.00 without a home inspection.  Testing meets HUD standards, and includes a one hour flow test and testing for coliform bacteria, lead, pesticides, Chlorine, PH, hardness, nitrite, and nitrate.  The bacteria test is a culture test that requires 48 hours for completion.

 

Mold:
If conditions warrant mold testing, certified mold testing starts at $250.00 for a spore trap test.  A measured amount of air is drawn past a sticky slide in a canister at both the interior and exterior of the home for comparison.  The canisters are sent to an independent laboratory for analysis to determine if further testing or mitigation is needed.
